The Westphalia Sector Plan area is approximately 6,000 acres and is situated between the Capital Beltway, Ritchie Marlboro Road, and MD 4 (Pennsylvania Avenue). The 2007 Westphalia Approved Sector Plan and Sectional Map Amendment sets policies to guide future development within the Westphalia Sector Plan area. The plan envisions a unified, well-planned community anchored by a high-density, transit - and pedestrian-oriented urban town center with a mix of high-density residential, mixed commercial and office centers, a retail/lifestyle center, and a future transit location. Upon completion of build-out, Westphalia is estimated to have:

11 new public facilities such as schools, police, and fire stations
1,850 acres of parks and trails
